  • WHAT IS A CMA - DO I NEED ONE?

Right Price Property gives you a written CMA, a Comparative Market Analysis, commonly called a Market Appraisal. Data is obtained from accredited Government agencies. It is used by the agent to give the seller an accurate indication of what the market is doing "statistically"! The CMA offers information about what's sold in the area, when it sold and for how much. The Real Estate Agent using the CMA data information, coupled with the agent's local knowledge and experience helps the seller select the Right Price - one that suits current market conditions. 

We are required by Law to follow certain guidelines when preparing a CMA so that you get the Right Appraisal ...one that truly reflects the value of your property based upon recent sales not just current listings. A list price does not mean that is what a buyer is prepared to pay. Many factors are at play when an offer is made as what suits one buyer may not suit another and the CMA should be used as a guide only and not gospel.
