Right Price Property gives you a written CMA, a Comparative Market Analysis, commonly called a Market Appraisal. Data is obtained from accredited Government agencies. It is used by the agent to give the seller an accurate indication of what the market is doing "statistically"! The CMA offers information about what's sold in the area, when it sold and for how much. The Real Estate Agent using the CMA data information, coupled with the agent's local knowledge and experience helps the seller select the Right Price - one that suits current market conditions.
We are required by Law to follow certain guidelines when preparing a CMA so that you get the Right Appraisal ...one that truly reflects the value of your property based upon recent sales not just current listings. A list price does not mean that is what a buyer is prepared to pay. Many factors are at play when an offer is made as what suits one buyer may not suit another and the CMA should be used as a guide only and not gospel.
Right Price Property offers the seller a fixed fee to sell their property, which is a sensible way to charge, saves you $$$ over many other agents and gives you certainty about what you will pay. And there is no compromise on our service!
Right Price Property offers extensive coverage when it comes to profiling your property for sale. We ensure your property receives comprehensive exposure to find a qualified buyer, no matter where in the world they're coming from. We have many interstate and overseas buyers. Our agents discuss in detail how we intend to help you get the Right Exposure required to get the property $OLD in the shortest time frame for the highest possible sale price.
Get the Right Agent ...Real Estate Agents must be registered/licensed with the Office of Fair Trading and you can log on to the website to check the qualifications of an agent for free. www.fairtrading.qld.gov.au/
Right Price Property will talk you through this sometimes confusing and frustrating step.
Found a buyer! Signed a contract! Congratulations!
For their peace of mind your buyer is highly likely to arrange a Building & Pest Inspection.
How will your house stack up? If there is something in the Report the buyer is concerned about - did you know that in some circumstances they can "crash" the contract if not happy with the Report they get. What does this mean for you (the seller)? Talk to your agent as he/she works for you and will help to find a solution.
Get the Right Advice ... Selling/Buying your home or investment property is one of the most important transactions you will undertake in your very busy life and it is essential that everything goes smoothly. The real estate agent will prepare the contract of sale and you nominate the legal team you want to handle the Conveyancing. The lending institution will conduct a valuation' to ascertain the property's worth more than the purchaser is borrowing - if it doesn't, the seller (and buyer) have a problem to overcome. Right Price Property will discuss these 'potential' issues at appraisal time so you know what to expect.
